The Long Island Housing Partnership (LIHP), in cooperation with RA Oak Run, LLC (the “Owner”) and the Town of Brookhaven (the “Town”), is pleased to announce that it is accepting Lottery Applications for sixteen (16) new affordable rental units (the “Affordable Units”) in Middle Island within the senior rental complex known as “The Villas at Oak Run.” A lottery will be held to establish the order in which applicants will be reviewed for eligibility. *VETERANS WILL BE AFFORDED A PRIORITY IN THE INITIAL LOTTERY FOR 4 OF THE UNITS.

Pursuant to town and the Town of Brookhaven Industrial Development Agency requirements, the Affordable Units will be available to households with incomes that do not exceed 50%, 80% and 120% of the HUD AMI as set forth below. Income limits are subject to change as per HUD.

VETERAN STATUS

For purposes of the Program, Veteran shall mean one who has served in the U.S. Armed Forces (Army, Navy, Air Force, Marines, Space Force and Coast Guard) and who was discharged honorably or under honorable circumstances.  Proper verification must be provided such as a DD-214, NAVPERS-553, NAVMC-78 PD, WD AGO53,987, or other relevant documentation. Applicants will initially self-certify their Veteran status on the Lottery Application. Status is subject to verification. Applicants whose status cannot be verified will be ineligible for the priority.

PLEASE CONSULT THE PROGRAM GUIDELINES FOR ALL PROGRAM REQUIREMENTS. SUBMISSION OF REQUIRED DOCUMENTATION OR DETERMINATION OF INCOME ELIGIBILITY DOES NOT GUARANTEE ELIGIBILITY FOR A UNIT. ALL FAIR HOUSING LAWS WILL BE FOLLOWED.

LIHP IS NEITHER THE OWNER, MANAGER, LANDLORD OR LEASING AGENT.  FINAL ELIGIBILITY FOR TENANCY AND OCCUPANCY IS THE SOLE DETERMINATION OF THE OWNER.  LIHP’S ROLE IS LIMITED TO QUALIFYING APPLICANTS FOR MAXIMUM INCOME. ANY REQUEST FOR A REASONABLE ACCOMMODATION REGARDING ANY UNIT MUST BE CONVEYED TO AND PROCESSED BY THE OWNER.
