The Preserve at Smithtown Senior Affordable Rental Housing Program

The Preserve at Smithtown, LLC (the "Owner") is now accepting Applications, on a first-come first-served basis, for new 2-bedroom affordable senior (age 55 and over) rental units (the "Affordable Units") in Nesconset, New York within the rental complex known as "The Preserve at Smithtown". 2-Bedroom units are available to households earning up to 80% of the HUD Area Median Income (AMI), as applicable. Pursuant to municipal requirements, the Affordable Units will be available to households with incomes that do not exceed 80% of the HUD Nassau/Suffolk area median as set forth below based upon unit type.

APPLICATIONS FOR RESIDENCY MUST BE SUBMITTED
DIRECTLY TO OWNER AND NOT TO LIHP

APPLICATIONS MUST BE SUBMITTED ONLINE via the owners processing website. At the time of application, a $20 online payment is required for credit/background screening. To receive an application, please contact the owner directly at 631-402-2597 or email allie@northwindgroup.com

NOTE: Owner requires the following documentation to be submitted with the Application:
1) Three months of bank statements
2) Two most recent paystubs or W2s
3) Proof of voucher, or any supporting documentation to prove income

APPLICANTS ARE ADVISED THAT IF APPROVED BY OWNER, APPLICANTS MUST THEN BE REVIEWED FOR INCOME ELIGIBILITY BY LIHP.
