15 Bond is a new 55 unit rental complex containing seven (7) one and two bedroom Affordable Units available to households with incomes that do not exceed 100% of the Nassau/Suffolk area median income (AMI) as determined by HUD and adjusted for household size. Initial monthly rents are capped at the Fair Market Rent (FMR) for the applicable bedroom size as established by HUD. The initial rents are as follows:

The Long Island Housing Partnership (LIHP), in cooperation with Heatherwood Golf and Villas, LLC (the "Owner") and the Town of Brookhaven (the "Town"), is currently accepting Intake Forms to be placed on the waiting list for 3-Bedroom affordable rental units (the "Affordable Units") in South Setauket, New York within the rental complex known as "HERITAGE SPY RING GOLF CLUB".

Heritage Spy Ring Golf Club is a new 200--unit senior “over 55” rental complex containing 30 Affordable Units consisting of one-bedroom, two-bedroom and three-bedroom apartments located at 303 Arrowhead Lane, South Setauket, New York. Heritage Spy Ring Golf Club is focused on luxury lifestyle and amenities and will be surrounded by a 9-hole public golf course. The community offers amenities such as a clubhouse, indoor fitness center, pool, bocce ball, tennis and pickleball courts and an outdoor cucina. It is a smoke free facility.

Intake forms to be placed on the waitlist, are now being accepted on a first-come, first-served basis. Intake forms received on a first-come, first-served basis will be considered in the order received.

Medford Pond is a new 20 unit rental complex containing two (2) Affordable Units. One (1) unit, consisting of a 2 bedroom lower flat, is available to households with incomes that do not exceed 80% of the Nassau/Suffolk area median income (AMI) as determined by HUD and adjusted for household size and one (1) unit, consisting of a 3 bedroom upper flat, is available to households with incomes that do not exceed 120% of the Nassau/Suffolk AMI. Monthly rents are based on the Fair Market Rent (FMR) for the applicable bedroom size as established by HUD and reduced by a Utility Adjustment.

Medford Pond is a beautiful gated community with tree lined grounds. It contains amenities including a Community Center with gaming and social areas, a fitness center and tennis courts.

The initial rents, after factoring in the Utility Allowance, are set as follows:

THE VILLAS AT SETAUKET
AFFORDABLE SENIOR RENTAL HOUSING PROGRAM

The Villas at Setauket is a new 92-unit senior "over 55" rental complex containing 10 Affordable Units, consisting of two-bedroom apartments. The Villas at Setauket is a gated community located on approximatelly 17 acres in the historic Three Village area of Setauket. Each unit is designed to high standards containing stainless steel appliances, washer/dryers, and wood floors. The community offers amenities such as a 3500 sf clubhouse, a heated salt water pool, and shuffle board/bocce ball courts. The Villas at Setauket is a smoke-free facility (except on private outdoor patios).

THE VISTAS AT PORT JEFFERSON
AFFORDABLE SENIOR RENTAL HOUSING PROGRAM

The Vistas of Port Jefferson is located at 588 Bicycle Path in Port Jefferson Station, NY. Tere are thirty-six (36) affordable apartments in the community. The Vistas is a luxury rental community offering amenities including an on-site dog park, state of the art clubhouse, and outdoor recreation-complete with a heated swimming pool, grand patio with a bar, lounge area and fire pits and walking/biking trails.

Eligibility for the Program involves a five-step process.
STEP 1: Applicant submits a First-Come First-Served Intake Form
STEP 2: When your name is reached on the First-Come First-Served waitlist, applicant will be contacted by LIHP and the applicant submits an Application for Residency to LIHP.
STEP 3: Owner conducts a credit/miniumum income/background review
STEP 4: If approved by Owner, Applicant submits a Formal Program Application, together with required documentation, to LIHP
STEP 5: If eligible, applicant works directly with Owner for lease-up

Village by the Bay is a new 117 unit rental complex containing 12 Affordable Units consisting of studios, one bedroom and two bedroom apartments. All twelve Affordable Units will be available to households with incomes that do not exceed 80% of the Nassau/Suffolk area median income (AMI) as determined by HUD and adjusted for household size. As required by the Town of Babylon Industrial Development Agency, the rent for each unit will be capped at the HUD established Fair Market Rent for the applicable size. Tenants are responsible for paying all utilities. The initial rents are set as follows:

Studio $1,343
1 bedroom unit $1,659
2 bedroom unit $2,035

Each unit is located in a multi-story complex complete with elevators and containing two full indoor lounges, WiFi in common areas, bike racks, electrical car charging, pool tale (game area), coffee lounge, outside courtyard, keyless entry and video monitoring system.

Village Square Affordable Rental Housing Program

The luxury rental complex contains 146 units overall with 13 units being the Affordable Units which is located at 100 Village Square, Glen Cove, NY. WOODCREST
FIRST-COME, FIRST-SERVED
AFFORDABLE RENTAL HOUSING PROGRAM

Woodcrest is a new 230-unit rental complex containing 23 Affordable Units consisting of studios, one bedroom and two-bedroom apartments. The complex is a 4-story elevator luxury rental complex located close to transportation and amenities at 2930 Rockaway Avenue, Oceanside, New York. Amenities include a resident lounge with demonstration kitchen, dining & co-working; state-of-the-art fitness center featuring peloton bikes & yoga studio; resident game room with billiards, foosball, large screen tv & card tables; landscaped outdoor terrace with firepit & outdoor dining; outdoor gazebo area; one included uncovered parking space for each unit; planned electric car charging stations; and a dog wash station. It is a smoke free facility.

Woodcrest Affordable Housing Program is currently taking intake forms to be placed on the waiting list for studio, one-bedroom, and two-bedroom apartments. Incomes cannot exceed 80% of the Nassau/Suffolk area median income (AMI) as determined by HUD and adjusted for household size. As required by the municipality, monthly rents are caped and include a utility allowance.

Rents have been set by the management as follows:

Intake forms, to be placed on a waitlist, are now being accepted on a first-come, first-served basis. Intake forms received on a first-come, first-served basis will be considered in the order received.

Woodcrest Affordable Rental Program Guidelines

Woolworth Building is offering 19 rental apartments. The rental units will be available to eligible applicants at affordable rents.

This development is located at 128 East Main Street in downtown Riverhead. There will be ample on-site parking, on-site laundry facility and special rates offered to residents for the new Health Club located on the ground floor. The development is located on Main Street in Historic downtown Riverhead with convenient access to restaurants, the aquarium and newly renovated Suffolk Theater.

At this time, LIHP is not accepting applications for the Woolworth Building.
