WORKFORCE HOUSING PROGRAM

 

The Community Land Trust Workforce Housing Program will make the American Dream of home ownership a reality for individuals and families across Long Island.

LIHP CLT

The Community Land Trust Workforce Housing Program will consist of affordable single family workforce housing units located in Nassau and Suffolk Counties, New York.  Homes are currently planned in the Towns of Hempstead, Oyster Bay, Babylon, Brookhaven, Islip and Smithtown.  The homes will consist of one and two story design with 3 or 4 bedrooms and 1 and one-half or 2 bathrooms. These homes will be offered to eligible households at 80% or less of the area median income.

LIHP, as developer, will be responsible for implementing and administering the Workforce Housing Program under the Program Guidelines.

In order to be eligible to participate in the Workforce Housing Program, a first-time homebuyer must meet all the requirements described within the program guidelines. A $100 application fee is required at time of submission of online application. This fee is paid through a secure online payment processing transaction in order to complete your application submission. These standards reflect the objective that the housing being developed is affordable to and sustainable by the borrower. 

Only one application is allowed. Applicants who submit more than one application will be disqualified. After being submitted, any changes to an application must be requested in writing and must be approved by the program review committee. Applications are now available on a first come, first served basis and applications will be ranked after the applicants that were ranked through the initial lottery. 

An applicant who is determined to be eligible will be offered a home to purchase.  The applicant must, subsequently, begin the home buying process.  Should the applicant not move forward in purchasing the home, LIHP will move on to the next name on the list.

Country Pointe Woods at Smithtown consists of new affordable villa-type condominiums to be offered for sale to eligible households that earn 130% or less of the area median income. The homes are located at 1 Country Pointe Drive in Smithtown, N.Y. near the intersection of Route 347 and Route 111. The homes will feature two (2) bedrooms and one (1) bath. These homes are being offered through the cooperative efforts of 347 Building Company, LLC., the Town of Smithtown and the Long Island Housing Partnership (LIHP).

The projected purchase price of the homes is estimated to be $350,100.

LIHP is now accepting Waitlist Intake Applications for placement on a first-come first-served waitlist for Country Pointe Woods at Smithtown. In order to be eligible to purchase a condominium at Country Pointe Woods at Smithtown, an applicant must meet all the requirements described in the Program Guidelines.

Only one Waitlist Intake Application submission per household is allowed. Applicants that submit more than one Waitlist Intake Application will be disqualified. If your number is reached on the waitlist, you will be sent a formal application to complete.

Country Pointe Woods at Smithtown Artist Rendering

Country Pointe Meadows at Yaphank consists of twenty (20) new affordable condominiums to be offered for sale to eligible households that earn 80% or less of the area median income. The homes are located at 1 Grace Hall Lane in Yaphank, N.Y.  The homes will feature two (2) bedrooms and one (1) bath. These homes are being offered through the cooperative efforts of Beechwood Yaphank LLC., the Town of Brookhaven and the Long Island Housing Partnership (LIHP).

The projected subsidized purchase price of the homes is estimated to be $223,250.  This purchase price is subject to the availability of subsidies at the time of purchase and closing.

The Long Island Housing Partnership, Inc. and its Affiliates (LIHP) and the Islip Town Community Development Agency working in cooperation with Islip Town, Suffolk County and New York State Homes and Community Renewal will be constructing 11 new affordable workforce housing units on scattered sites within the hamlet of Brentwood in Islip Town.  LIHP, as developer, will be responsible for implementing and administering the Workforce Housing Program under the Program Guidelines.

Under this program, assistance will be provided to eleven eligible first-time homebuyers to purchase affordable single-family homes on scattered sites in the community of Brentwood in Islip Town. The homes available are newly constructed with either 3 or 4 bedrooms. The Long Island Housing Partnership, Inc. and Affiliates, a not-for-profit organization, will be developing the homes in partnership with the Islip Town Community Development Agency and Islip Town.

In order to be eligible to participate in the Workforce Housing Program, a first-time homebuyer must meet all the requirements described within the program guidelines. The Town of North Hempstead Workforce Housing located in New Cassel, Westbury NY consists of the new construction of 3 single family homes and the complete renovation of another single family home. The homes have 3 bedrooms and one and a half baths and are located on Urban Avenue and on Sheridan Street in the community of New Cassel in Nassau County. The homes will be offered for sale at an estimated subsidized sales price of between $225,000 and $235,000 to first-time homebuyers.

In order to participate in the Affordable Housing Program, an applicant must meet all the requirements described with the Program Guidelines.

The application submission period to be in the
New Cassel Lottery is now closed.
Intake applications are no longer being accepted.

Those applicants who submitted intake applications will be placed into the lottery to establish their ranking number to submit a formal application to LIHP for review to purchase one of homes available. The lottery is planned for the early November, 2017 and applicants will be notified by mail as to the time, place and day of the lottery. Applicants do not have to attend the lottery to be placed on the ranking list.

Southampton Pointe consists of newly constructed condominium townhouses to be offered for sale to eligible households that earn 80% or 120% or less of the area median income. The homes will be located on Village Green Drive in the Town of Southampton, N.Y. The homes will feature 2 bedrooms and 1 1/2 baths. These homes are being offered through the cooperative efforts of Fairfield Southampton LLC, the Town of Southampton and the Long Island Housing Partnership.

The Suffolk County Land Bank Affordable Housing Program (AHP) is a housing program whereby foreclosed and blighted homes are acquired, rehabilitated and sold to eligible homebuyers. The Long Island Housing Partnership, Inc. (LIHP) has been designated by the Suffolk County Land Corporation (SCLBC) as the developer for the homes. As developer, LIHP will be responsible for implementing and administering the Program. The program is made possible in partnership with Suffolk County, the New York State Attorney General's Office and the SCLBC.

The Uniondale Community Land Trust Affordable Housing Program consists of the new construction of a single-family home located at 774 Macon Place in Uniondale, New York. The home will have four (4) bedrooms and two (2) full baths.

The home will be offered to eligible households at 80% or less of the area median income. The projected purchase price of the homes is estimated to be $220,000. The purchase price is subject to the availability of subsidies at the time of purchase and closing.

are not being accepted at this time.



Willow Wood at Overton Preserve consists of newly constructed condominiums to be offered for sale to eligible households that earn 120% or less of the area median income. The homes will be located on 3550 Route 112 in Coram, New York. The homes will feature 2 bedrooms and 1 1/2 baths. These homes are being offered through the cooperative efforts of Klar Realty Corp., the Town of Brookhaven and the Long Island Housing Partnership.

The projected unsubsidized purchase price of the home is estimated to be $319,000. Grants of up to $40,000 may be available bringing the subsidized sales price to $279,000. (All grants are subject to funding availability and final approval.)

In order to participate in the Affordable Workforce Housing Program, an applicant must meet all the requirements described in the Program Guidelines. A $50 fee is required at time of submission of an online Waitlist Intake Form. The fee is paid through a secure online payment processor transaction to complete your submission. If your number is reached on the waitlist, you will be sent a formal application to complete. Only one Waitlist Intake Form submission per household is allowed. Applicants that submit more than one Intake Form will be disqualified.
