The Community Land Trust Workforce Housing Program will consist of affordable single family workforce housing units located in Nassau and Suffolk Counties, New York. Homes are currently planned in the Towns of Hempstead, Oyster Bay, Babylon, Brookhaven, Islip and Smithtown. The homes will consist of one and two story design with 3 or 4 bedrooms and 1 and one-half or 2 bathrooms. These homes will be offered to eligible households at 80% or less of the area median income. LIHP, as developer, will be responsible for implementing and administering the Workforce Housing Program under the Program Guidelines. In order to be eligible to participate in the Workforce Housing Program, a first-time homebuyer must meet all the requirements described within the program guidelines. A $100 application fee is required at time of submission of online application. This fee is paid through a secure online payment processing transaction in order to complete your application submission. These standards reflect the objective that the housing being developed is affordable to and sustainable by the borrower. Only one application is allowed. Applicants who submit more than one application will be disqualified. After being submitted, any changes to an application must be requested in writing and must be approved by the program review committee. Applications are now available on a first come, first served basis and applications will be ranked after the applicants that were ranked through the initial lottery. An applicant who is determined to be eligible will be offered a home to purchase. The applicant must, subsequently, begin the home buying process. AFFORDABLE/WORKFORCE HOUSING PROGRAM

The Long Island Housing Partnership (LIHP), in cooperation with REO Brentwood, Inc. (Developer) and the Town of Islip, is pleased to announce 2 new affordable/workforce townhomes located in Bay Shore.
The townhomes will be affordable to households with incomes under 100% of the HUD area median income. The projected purchase price of the homes is estimated to be $379,000.
The Developer will construct two (2) new semi-detached affordable/workforce townhomes located at North 3rd Avenue in Bay Shore, NY. The homes are located in a 12 unit complex known as "Budget Estates". The unit numbers are 11 and 12. Each unit has a square footage of 1,782. Each home will contain four (4) bedrooms and three (3) baths. Each has a full unfinished basement.
Country Pointe Meadows at Yaphank consists of twenty (20) new affordable condominiums to be offered for sale to eligible households that earn 80% or less of the area median income. The homes are located at 1 Grace Hall Lane in Yaphank, N.Y. The homes will feature two (2) bedrooms and one (1) bath. These homes are being offered through the cooperative efforts of Beechwood Yaphank LLC., the Town of Brookhaven and the Long Island Housing Partnership (LIHP).
The projected subsidized purchase price of the homes is estimated to be $223,250. This purchase price is subject to the availability of subsidies at the time of purchase and closing.

The homes are located in the senior condominium complex known as "The Pines at Bohemia" located at 1330 Smithtown Avenue, in Bohemia, NY. Each home will have two bedrooms, one bath, a one car garage, and a full unfinished basement. Homes are available to income eligible persons who are fifty-five (55) years of age or older. Additional restrictions apply. Please review the Program Guidelines for all requirements. The purchase price is $372,000.

The Long Island Housing Partnership (LIHP), in cooperation with The Vineyards at Brookfield Property Owner LLC (Sponsor) and the Town of Brookhaven, is now accepting applications on a first-come first-served basis for new senior affordable/workforce condominiums in The Vineyards at Brookfield located at 210 Brookfield Avenue in Center Moriches. Applications will be reviewed in the order received after exhaustion of all applicants from the original lottery.
Eight (8) units will be affordable to households with incomes under 80% of the HUD area median income and seven (7) units will be affordable to households with incomes under 120% of the AMI. The projected purchase price of the homes is estimated to be:
80% AMI Unit: $228,000
120% AMI Unit: $341,750
Two models are available, the Loire and the Sancerre. Each home will contain two (2) bedrooms and two (2) baths. The development also offers a luxurious amenity package including a 6,000 square foot club house designed with lounge, billiards room, card room, kitchen, gym, yoga studio and social spaces, and an outdoor pool, bocce and pickle ball courts.

The Long Island Housing Partnership (LIHP), in cooperation with The Vineyards at Mt. Sinai LLC (Sponsor) and the Town of Brookhaven, is pleased to announce that it is accepting Lottery Applications for 14 new senior affordable/workforce condominiums in Mt. Sinai.
Ten (10) new affordable/workforce condominium homes will be affordable to households with incomes under 80% of the HUD area median income and four (4) will be available to households with incomes under 120% of the AMI. The projected purchase price of the homes is estimated to be:
80% AMI Unit: $228,000
120% AMI Unit: $341,750
Two models are available, the Loire and the Sancerre. Each home will contain two (2) bedrooms and two (2) baths. The Loire has a full basement and a designated spot in the driveway in front of the unit and the Sancerre has a one (1) car garage. The Uniondale Community Land Trust Affordable Housing Program consists of the new construction of a single-family home located at 774 Macon Place in Uniondale, New York. The home will have four (4) bedrooms and two (2) full baths.
The home will be offered to eligible households at 80% or less of the area median income. The projected purchase price of the homes is estimated to be $220,000. The purchase price is subject to the availability of subsidies at the time of purchase and closing.

Thank you for your interest in Willow Wood Overton Preserve.
Willow Wood at Overton Preserve consists of newly constructed condominiums to be offered for sale to eligible households that earn 120% or less of the area median income. The homes will be located on 3550 Route 112 in Coram, New York. The homes will feature 2 bedrooms and 1 1/2 baths. These homes are being offered through the cooperative efforts of Klar Realty Corp., the Town of Brookhaven and the Long Island Housing Partnership.
The projected unsubsidized purchase price of the home is estimated to be $329,000. Grants of up to $40,000 from the New York State Affordable Housing Corporation (NYSAHC) may be available bringing the subsidized sales price to $289,000. (All grants are subject to funding availability and final approval.)
At this time, LIHP is no longer managing the waitlist for Willow Wood Overton Preserve or Intake Forms for the waitlist. However, units are still available. For information on the units or status of your intake on the waitlist, please contact Willow Wood Overton Preserve at 631-946-6200 or at willowwood@klarhomes.com.
LIHP will continue to review applicants for income and program eligibility for applicants who are referred to us by Willow Wood Overton Preserve. Applicants who are referred to LIHP will be required to submit a Formal Program Application and required documentation. Income and program eligibility will be determined by LIHP pursuant to the Formal Application Program Guidelines. You may access the Formal Application Program Guidelines below and we encourage you to review them carefully. In addition, LIHP will continue to work with applicants who may be eligible for grants from NYS AHC and NY HELP and applicants who are referred to LIHP from Willow Wood Overton Preserve will also be required to schedule and complete mortgage counseling with LIHP.
